Reasonable price
Nick and the Renova team updated a bathroom in our condo in Seattle. They removed a shower insert and glass door, upgraded the shower head and faucet, and tiled the shower area. They did a really nice job, especially with the tiling work. We were in Oregon during the entire job, and we appreciated Nick’s communication with us that included progress reports with pictures at the end of each day. We will definitely consider them for future jobs.

Reasonable price
We worked with Nick and the Renova team for our bathroom remodel and only have great things to say. Our Queen Anne home was built in the 1930's and had many quirks and the last time the bathroom had been touched was the 70's. They trusted our vision and design and gave realistic but reasonable quotes to get us to that vision. It only took them 2.5 weeks to do a significant remodel and the results are amazing. Throughout the processes they were communicative - even while we were traveling abroad we knew what was occuring and are so happy with the results. We will definitely work with this team again.

Roof, deck & interior repair
I recently hired this team to repair my roof after a fire and to build a deck above it, and I couldn’t be more pleased with the results. The project was complicated — after the fire, the roof began leaking, and they had to gut part of the ceiling to let everything dry out. They handled every step professionally and thoroughly. They rebuilt the damaged walls, repaired all the interior areas affected by water, replaced the trim, and repainted so everything looked fresh and seamless. They were also great about addressing every punch-list item, big or small. Throughout the entire process, they were on time, on budget, and consistently communicated what they were doing. The quality of their work really shows, and my home looks better than it did before the damage. Overall, I had a great experience and would highly recommend them to anyone needing reliable, skilled contractors.

Great price
I was looking to renovate my bathroom, and I got an in-person visit and quote the same day I reached out. Unlike other contractors who over promise and under deliver, Mike and Nick were the opposite. They gave realistic timelines and ultimately exceeded all our expectations. They’d notice things my husband and I didn’t catch and would fix them right away. Basement waterproofing & more
We had an issue with water leaking in from the corner of our daylight basement, due to how the house was built there were multiple different issues with water leaking in our basement and it was a mess with black mold and water damage. We had Renova come out and look and they were very straightforward and transparent with what needed to be done, they were not just trying to get the job they were honest. They came all the way out from Seattle to Stanwood and did a very thorough job in repairing the black mold damage and they completely dug around the outside foundation of our daylight basement to water proof very thoroughly. It was a very big project but it needed to be done. We had them re paint our downstairs, build a 1,000 square foot back patio, build a new back deck, and we plan on using them to do more work. We are very happy with their hard work and attention to detail and highly recommend them.

Kitchen renovation in Bothell
Thank you for the kitchen renovation in Bothell. The cabinets were amazing Mike did an awesome job with consulting us on what to pick and what materials will best suite us. The countertops were amazing they look great and really are a highlight of my kitchen. The backsplash installation was also great and the tile looks amazing thank you for sourcing it at a discount. Three bathroom remodel
Dimitri and his team are amazing craftsmen! They worked on our older Seattle mid century modern home to completely gut and update our three bathrooms. Their attention to detail is amazing and they treated our home like it was their own. They made sure to cover all the floors and drape the house with plastic to manage dust which we really appreciated. From demo up to delivering the final product he was very communicative and included us in decision making. They worked and coordinated so well when other subs came in. We trusted Dimitri and his team and our dogs loved them too. I have rehabbed many homes and I have never seen the amazing tiling craftsmanship that they delivered in three distinctly designed bathrooms. They work hard and were completely dedicated to our project to get it done on time and within our budget. In closing, I will hire them again for a couple of other major projects we have to finish our home.

Kitchen restoration
I had a positive experience working with the Renova team for a kitchen restoration project requiring drywall replacement work, resetting cabinetry, counter top setting, sink and dishwasher placement / connection, tile and finishing. They delivered quickly and effectively on a kitchen restoration which included kitchen cabinet installation of existing cabinets which were present onsite and temporarily removed. Toilet replacement
I was recommended to Renova by my friend Sao for a toilet replacement. They were super responsive and literally got an opening next-day to stop by and do the work in less than 2 hours for a very reasonable price. I was impressed by how considerate they were - they asked if I wanted them to remove their shoes and, when I didn't, instead asked for a towel to clean their shoes so they wouldn't stain the floor. They did a really great job - I only wish they had taken away the existing toilet but I can do that myself for not too much pain.

Is the first estimate a final quote or just a planning budget?
For larger remodels, the first number should be treated as a planning budget, not a final locked-in quote yet. The estimated range depends on final field conditions, trade review, material selections, and any required inspection/code adjustments.
A few items may still need to be verified before we can give a firmer number: existing framing and roof tie-in conditions, foundation/crawlspace access, HVAC routing and capacity, electrical layout, plumbing/vent/condensate conflicts, window and door selections, skylight selection, siding match, flooring, trim, paint, and lighting selections
Why does Renova Contractors LLC sometimes bring a plumber, electrician, HVAC tech or framer before locking the price?
The best next step on some projects is another on-site review with the right trade technicians. Renova Contractors LLC may bring the appropriate people for electrical, plumbing, HVAC/mechanical, framing, roofing or other coordination.
That allows us to review the existing conditions, confirm the plan details, identify trade conflicts early, and then provide a much more solid final quote.
We would rather bring the trades in early than guess and have surprises after the work starts
What does “labor only” mean in a remodeling estimate?
Labor only means the installation work and setting materials are included, but the actual product is separate unless it is approved in the scope.
For example, window installation can be labor only. Once the product is confirmed, it can be procured and the receipt can be provided.
For a dishwasher, for example, the scope may include the plumbing connection / kitchen sink attachment and new dishwasher installation. The purchase of the dishwasher itself, sink, faucet, or other fixtures is not included unless approved separately
What is the difference between included materials, material allowances and owner-selected upgrades?
Included means it is already part of the quote.
Allowance means there is a set budget for that item. If the selected material costs more than the allowance, the difference becomes an owner-selected material upgrade.
For example, countertop work can include removal/disposal, coordination, templating, fabrication, cutouts, edge finishing, and installation. But the slab itself may have a material allowance. If the selected slab is higher than that allowance, the difference is separate
Same thing with cabinets. Installation labor can be separate from the material allowance used to procure the matching replacement cabinet. You are not on the hook for more unless you choose to upgrade
Can Renova Contractors LLC help order materials through contractor accounts?
Yes. Renova Contractors LLC can help order materials through contractor accounts at specialized stores when it makes sense for the project.
We usually use supplier sheets and procurement tracking so materials are broken down by section and easier to follow. Clients can browse catalogs, compare options, and understand how the project is being structured before the work starts
When available, we can pass contractor pricing on selected materials. No contractor markup on material when that is agreed to. Just the actual material coordination so the job does not get stuck waiting on the wrong item
Can construction start before every material is selected?
Sometimes yes.
Once the contract, required notice, and deposit are handled, we can usually get started on whatever can begin while materials are being ordered and coordinated.
For example, drywall work, painting, cabinet procurement, cabinet installation, prep work or rough work may be able to move forward while the countertop process is being coordinated.
The slab is usually cut after cabinets are set and everything is installed, so the fabricator can take accurate field measurements and templates
What materials should be picked before work starts so the schedule does not get stuck?
The main finish items should not be left until the last minute.
Tile material needs to be selected/provided if it is not included. Grout material may be included, but the grout color still needs to be selected.
Other items that can affect schedule: window and door selections, skylight selection, siding match, flooring, trim, paint, lighting selections, cabinets, countertops, sink, faucet, plumbing fixtures and appliances.
Some selections can happen while work is being coordinated, but the main materials should be figured out early
What hidden problems can show up after demolition?
After demo, we may need to review what is below or behind the existing work.
For example, after a shower demo, the subfloor below the shower pan may need to be reviewed. If repair is needed, that may be an additional cost depending on the condition.
Other hidden issues can include existing plumbing lines, electrical wiring, HVAC lines, roof tie-in conditions, crawlspace access, plumbing/vent/condensate conflicts, framing problems, old repairs, or other conditions inside closed walls
Why do change orders happen after walls are opened?
Change orders can happen when additional plumbing, electrical, HVAC or framing work is discovered after opening the walls.
These are concealed conditions inside closed walls and cannot always be fully inspected or accurately accounted for before demolition.
The original estimate is prepared based on visible conditions, plans, and the anticipated work areas before demo. At that time, plumbing pipes, electrical wiring and HVAC lines located inside closed walls are not visible and cannot be fully inspected without opening the walls first
If plumbing, electrical or HVAC is hidden inside a wall, is that included in the original estimate?
Not automatically.
After opening a wall, we can discover plumbing lines running vertically through an interior wall, electrical wiring running through the wall, or HVAC duct lines inside the wall.
Because those items were hidden, they may not have been accurately accounted for in the original scope.
Plumbing, electrical or HVAC relocation caused by concealed conditions usually remains additional work outside of the original contract scope and should be approved before that work begins
What paperwork should be signed before a remodeling project starts?
Before starting, we usually need:
- Signed contract
- Signed RCW Notice to Customer when required
- Deposit
The Washington State RCW 18.27.114 Notice to Customer outlines homeowner rights when working with a licensed contractor. It includes things like verifying the license, withholding payment for unfinished work, and lien protections.
Lien release language can also be included in the payment section. In plain terms, at milestone payments Renova Contractors LLC can provide signed conditional lien waivers from subcontractors and suppliers. When the final payment is made, unconditional lien waivers can be provided confirming everyone has been paid in full. This protects the property

Materials, Contractor Pricing, and Supplier Coordination
Materials are a big part of remodeling in Seattle. You are welcome to use any suppliers you prefer, but with many of our vendors we’re able to provide contractor pricing directly to clients without material markups. We also use supplier sheets, procurement tracking, vendor quotes, lead time checks and delivery timing so the project does not get confused. Sometimes we call the supplier, go over everything with them, make sure everything on their end is correctly written out, get the ETA and pass the information back to you. This is so we dont get confused and the process stays coherent
Cabinets, Countertops, Tile and Backsplash Timing
For cabinets, countertops, tile and backsplash work, timing matters. A farm sink may need to be set in place before template. A slab layout may need approval before fabrication. Tile lead time can affect the start date. A backsplash layout may need confirmation before install. small details like grout color, trim, window wrap, fillers, underlayment, appliance access, parking, door access and jobsite notes can affect the workflow more than people expect.
